Position SummaryWhat you'll doManages real estate portfolio of diverse properties by evaluating properties for development or disposition; communicating and coordinating real estate matters with internal partners and customers; negotiating short term uses for properties; enforcing lease terms; providing notice of landlord or tenant default; planning the resolution of real estate matters with consultants; and collaborating with government agencies to enhance company reputation and reduce corporate expenditures.
Manages cost of construction by reviewing change orders for validity and fair market value; negotiating labor rates with contractors; creating and incorporating change order procedures and instructions in construction contracts; making recommendations for revisions to construction contracts based on clarity, consistency, and best practices; ensuring estimation support in negotiations with general contractors; justifying estimator's evaluation of change orders; making recommendations for claim mitigation or cost avoidance on changes in scope-of-work; and providing recommendations on project design and methods to avoid risk of future claims.
Manages the preparation of market analysis for site selection analysis for assigned markets with help and guidance by gathering data; identifying potential site options; preparing return on investment analysis; and creating a list of pros and cons for each site with guidance or supervision from senior management.
Manages deal negotiations and due diligence from site selection through the construction process with supervision and guidance from senior management by learning and understanding deal process and terms; learning and understanding how to prepare for and present at various internal meetings, including closings, re-approvals, and operations meetings; and developing conceptual site plans and layouts.
Implements compliance strategies by executing strategic plans; developing strategies for negotiations with government agencies to minimize financial and reputational corporate risks; maintaining and influencing relationships with federal and state governmental agencies to ensure fluid working conditions; recommending and implementing remedies to identified gaps or opportunities; and maintaining strategic relationships for collaboration on issue resolution.
Drives the execution of multiple business plans and projects by identifying customer and operational needs; developing and communicating business plans and priorities; removing barriers and obstacles that impact performance; providing resources; identifying performance standards; measuring progress and adjusting performance accordingly; developing contingency plans; and demonstrating adaptability and supporting continuous learning.
Provides supervision and development opportunities for associates by selecting and training; mentoring; assigning duties; building a team-based work environment; establishing performance expectations and conducting regular performance evaluations; providing recognition and rewards; coaching for success and improvement; and ensuring diversity awareness.
Promotes and supports company policies, procedures, mission, values, and standards of ethics and integrity by training and providing direction to others in their use and application; ensuring compliance with them; and utilizing and supporting the Open Door Policy.
